Why So Many Deals Are Falling Apart

The numbers tell the story.

  • 57,000 home-sale agreements fell through in June.
  • That’s 15% of all homes under contract — the highest June ever recorded.

Here’s why:

  1. Mortgage rates: still high, hovering around 6.8%.
  2. Record prices: the median U.S. home price hit $435,300.
  3. Economic worries: inflation, tariffs, and recession fears have buyers spooked.

👉 Translation: buyers are picky, cautious, and quick to walk away.


Miami: A Market of Its Own

National trends matter, but Miami has its own story.

  • Median list price dropped 4.7% to $509,950.
  • Average days on market? 88 days — the longest among the 50 largest U.S. cities.
  • Inventory surged 30%.

And yet… less than 18% of sellers cut prices. Instead, they’re pulling listings. For every 100 homes listed, 59 were delisted.

Economists say many Miami sellers can afford to wait, so they’d rather sit than negotiate. But patience doesn’t guarantee buyers will show up.


The Mindset Trap

Here’s the biggest hurdle: mindset.

Many homeowners are stuck on pandemic-era expectations.

  • They remember waived inspections.
  • They remember over-asking offers.
  • They remember buyers begging to close fast.

But those days are gone. Today’s buyers want value. If your home doesn’t deliver it, they’ll move on.

You’ve decluttered. Painted. Staged. Maybe even replaced the kitchen counters.

  4. Be flexible on terms.
    Closing cost help, home warranties, quick closes — small perks make a difference.
  5. Pivot fast.
    No offers in 2–3 weeks? Adjust price, marketing, or both.

Who’s Winning in 2025?

Not the flashiest homes. Not the biggest price tags.

The winners are sellers who:

  • Price correctly from the start
  • Adapt quickly to feedback
  • Stay flexible
  • Present their home as move-in ready

This market rewards realism and adaptability, not stubbornness.
